Dave,
Apparently you’ve had serveral communications with the seller. Save copies of the corresponence. If the communications have been by phone, send her an email or letter (making sure you have a copy) that references the phone calls, and states the problem, what agreeement (if any) you’ve reached, and what you plan to do now. That way, if this comes to court, you have something concrete that describes exactly what was communicated between you.
